Bensalem Zoning: New Gas Station & Industrial Expansion - Mar 5th Preview

The Bensalem Township Zoning Hearing Board meets on March 5, 2026, to hear the following requests. This month’s agenda features a major proposal for a new gas station on Bristol Pike and several industrial and residential expansion projects.


The Commercial/Big Projects (High Impact)

  • Address: 1214 Bristol Pike
  • The Owner: 1214 Bristol Andalusia LLC
  • The Request: The owner is returning for a continued hearing to turn the property into a gas station and convenience store. They are asking for permission to ignore rules regarding how close they can build to the street and side property lines, as well as rules for off-street parking and loading zones. 

Why it Matters

This project involves significant “impervious surface” (pavement/concrete) and is seeking to reduce the required “buffer yard” and landscaping that normally protects neighboring residential homes from commercial noise and lights.

  • Address: 1741 Woodhaven Dr
  • The Owner: Greyson Avery Holdings, LLC
  • The Request: The applicant wants to build a new industrial accessory structure. To do it, they need to break rules regarding how close the building sits to the front, side, and rear property lines, while also exceeding the allowed amount of pavement and building coverage on the lot.

Why it Matters

This is a dense expansion of an industrial site that also seeks to bypass standard buffer yard requirements.

  • Address: 4767 Street Rd
  • The Owner: Takhmina Umarova & Umed Sadullaev
  • The Request: The owners are asking for a “use variance” to live in a building that is currently zoned for Business Professional (BP) use.

Why it Matters

Street Road is a major commercial corridor; this would officially turn a business-zoned property back into a residential home.


Residential/Homeowner Requests (Low Impact)

  • 2309 Brown Ave: Umar & Sabahat Farooq want to use their residential home as a personal office. They are seeking relief from rules regarding lot area, frontage, and maximum density.
  • 6532 Lexington Court: Mary Ellen Fournier is seeking permission for a shed and pool deck that takes up more space than normally allowed (greater than 25% of the main house size) and wants to place the shed less than 5 feet from the back property line.
  • 570 Dunksferry Rd: Aleksandr Sachkov wants to build an addition. This requires permission to add more pavement/concrete (impervious surface) than allowed and to build closer to the rear property line.
  • 642 Wallace Ave: Bianca Santiago is requesting to build a garage addition and move a shed. This requires a “variance” for the size of the structures and how close they sit to the side and back yards.
